My Bio

I grew up in Wind Point. I will work for you, inform you, and seek your input before decisions are made. You can count on me to pursue affordable solutions. n

My education is a degree in both Finance & Real Estate development. I have years of experience managing major residential development & private/public projects with tax financing. This included public roadways and utilities along with civil engineering consultants.

I understand how these spending decisions impact your property taxes in the long term.

My Key Issues

Village has proposed up to $17 million in total potential debt financing to cover all projects.

Impact to your Tax Bill over 20 year repayment period. I will work on your behalf to ensure the Village focuses on what's necessary vs wants and desires that will significantly increase taxes.

$5.4 Million Reconstruction & Widening of 4 Mile Road

Impact to your Tax Bill over 20 year debt repayment period. This project was funded and will commence the day before Election day. It was not necessary but the personal vision of Village leadership. It is an 8 ft widening of 4 mile road and not a simple repaving. Its a rebuild of the roadway in order to widen it. That comes at a significant extra expense that will be billed to you the taxpayer for the next 20 years. Its .32 cents per $1,000 of home value. On a $500k home thats 500 x .32 = $160 per year in property tax increase. x 20 years = $3,200 as your share. 60% of the improvements will be watermain replacement. That debt is paid back with water charges and rates. That water bill is estimated to double and then triple in the coming years as the entire CIP is implemented village wide.

$3.4 Million Proposed Municipal Building with Police Station

Ensuring we keep up with building codes and needs and making sure we aren't rebuilding to the demand of unwarranted wants. Wind Point is a landlocked Village with no growth and I don't see additional needs or services. Existing structures need updating to stay current. Do we need a new police station inside for $600K? Do we need a 1,200 SF Village Board mtg room for $600K. That's what is driving over $1 million in proposed cost. Do we need to spend $500-$600 per SF, when homes are $200, the avg building in Racine is $250, and the Johnson bank building is $100/SF or less. I leased the Johnson Building for 13 years and ran a multi million dollar company out of it. I can not and will not justify a $500 per sq. ft. build out.
